The New Bombay  horizon is changing rapidly. The city was planned as a counter magnet to the present city of Bombay. The City and Industrial Development Corporation of Maharashtra limited (CIDCO) set up in 1970, has played a major role in developing the city which is spread over a sprawling area of about 344sq.kms. CIDCO has selected a special waterfront complex for the development of a NRI  Residential scheme in the Nerul node of New Bombay. The total area envisaged for residential purpose is about 23 hectares (58 acres) facing the Arabian Sea. from this mass of land CIDCO has carved out about 15 ha (37 acres) of land for the scheme. 
  
   
  
Seawood s estate comprises of contemporary style apartments and duplex penthouses, 1134 apartments including 102 duplex penthouses. though situated in high-rise buildings on stilts (G+13), each apartment enjoys privacy and view of green lawns. The kitchen has an easy access to the dining and the bedrooms are designed, away from the living and the dining areas for complete privacy. Each purchaser, will also be entitled to get one covered or uncovered car parking in the stilt for an additional payment of US$2000 and US$500 respectively. Adequate paved parking plots are provided for visitors cars in front of each building. the purchasers are also, automatically entitles to become members in the exclusive club within the complex. 
  
   
  
The apartments will have 2-3-4 bedrooms, all spacious and well ventilated including a master bedroom with attached toilets. The apartments in the tower complex having 13 storeys each are linked together by podiums and terraced lawns with upper terrace being common and designed as an amenity deck. The service staircase lobbies are operated from the residents elevator lobbies. Likewise the main entrance foyer is also segregated from the services area.  

One important planning feature is the complete vertical and horizontal segregation of movement. Vertically, the residents will have direct access to their apartments by passing the main lobbies and avoiding the need to cross driveways or other traffic routes. Horizontally, traffic segregation is achieved by the separation of residential and service routes so that these will not conflict. there also a marked difference between the vehicular and pedestrian traffic routes. Two approaches to the complex have been provided with a view to avoid traffic congestion. Each individual building will have its own parking facility under the stilt portion-avoiding the congregation of large number of parking in one area. This also avoids the residents of one block, parking cars in areas allocated to residents of another. The complex is proposed to have features of man-made water bodies, grassy mounds, downs and meadows so as to avoid any monotony in its landscape. There is also an extensive recreation ground for children and the aged-part of it located in the open, while part in the shade. The scheme also provides for a convenient and modern shopping arcade in the heart of the layout. Also planned is a school, super markets, cinema halls and medical facilities all located in close proximity.
